The company Giebelen was founded as an architectural practice over 50 years ago by Heinz Giebelen, who died in 2008. Dr. Detlef Giebelen took over the management of the company in 1995. Since 2005 the core business has been real estate valuation, in particular the assessment of market values and mortgage lending values. Our in-depth knowledge of local, national and international markets ensures that the values appraised by the company reflect the market accurately.
Today, the company is based in Tönisvorst in the Lower Rhein region and comprises a team of ten professionals including architects, industrial engineers, business economists and real estate experts.
The staff includes publicly appointed and inaugurated real estate valuers, members of the Royal Institution of Chartered Surveyors (MRICS) and certified valuers in accordance with ISO/IEC 17024, predominantly CIS HypZert (F). The staff's many decades of experience in local, national and international markets lends the company a high degree of professionalism and subject knowledge.
In Germany, market valuations are known as Verkehrswertgutachten. We provide market–based valuations of all types and sizes of property which form the basis for your real estate decisions. Market values are assessed in accordance with the German Building Code (BauGB) §194.
In contrast to the market value assessed at a particular valuation date, the mortgage lending value shows the price which should be achievable over the entire term of a loan. The requirements of the mortgage lending value are particularly stringent as it must also be able to withstand market fluctuations. The mortgage lending value is assessed in accordance with the German Pfandbrief Act (PfandBG) §16.
Real estate portfolios typically require highly co-ordinated procedures and tailored approaches to process large numbers of properties in a short time frame. Our valuation results are reviewed on the basis of sensitivity analyses and plausibility, checked by the use of market reports.
The core activities include the planning and construction management of single-family houses, multi-family apartment buildings and business properties for private and commercial developers. The service spectrum also includes industrial and public sector projects. The wider service palette encompasses development cost controlling and reporting on development progress.

What qualifications will you need?
You should have a (cognate) university degree in a subject such as real estate economics, architecture, economics, business studies or similar. You should also have practical experience in property valuation and a good understanding of the developments in the real estate market.
